The 3rd bedroom is equipped with 2 twin beds. There are 2 comfortable twins sized rollways available in master bedroom closet to sleep a total of 8 guests comfortably. Enjoy the peaceful outdoors by having a glass of wine, a cup of coffee, or dinner with the family at the patio table which transforms to a fire pit. The property backs up to lush landscaping and beautiful oak trees, which makes the patio area private and relaxing. This fabulous home also is FULLY STOCKED with EVERYTHING you would ever need. Our priority is to make your travels as easy and light as possible, so we have provided all our guests with all the necessary amenities. - MAXIMUM OCCUPANCY: Guests certify the occupancy limitations by the number of guests chosen at the time of booking. The use of the premises SHALL NOT EXCEED THAT MAXIMUM NUMBER OF GUESTS unless approved by owner. NO EXCPETIONS! No outside visitors are allowed in the home. This means that only the guests that are accounted for at the time of the booking are allowed in the home. Other family members, friends, neighbor guests who are "visiting" must be approved by owner prior to arriving. We are very strict on this policy. The home is not intended for parties. IF approved, the Guest named on the reservation ASSUMES ALL THE RESPONSIBLITIES OF ALL THE OTHER GUESTS who are not part of the reservation. Any deviation of the occupancy limitations can result in an $500 security deposit or immediate eviction and forfeiture of their rental payment.

- Minimum age requirement of 28 in order to book. Someone 28 years of age or older must be one of the guests staying. TERM OF RESERVATION: The reservation begins at 4 p.m. EST on the day of check-in and ends at 10:00 a.m. EST, the day of check-out. Failure to adhere to the check-out time may result in an additional late fee set at $100 unless discussed and approved by owner. MAXIMUM OCCUPANCY: The maximum number of overnight guests for this reservation is limited to 8 guests If GUEST exceeds the maximum occupancy, GUESTS and anyone else within their party are subject to immediate removal and forfeiture of their security deposit and rental payment. Maximum occupancy for this property shall not exceed 10 persons at any time (including children). Parties, events, or large gatherings of any kind are prohibited unless discussed and approved by owner/ property manager beforehand. QUIET TIME: “Quiet Time" is at 10 pm. This means that guests will need to respect neighboring residents/ guests by keeping their voice and music volume down so others cannot hear and/ or be bothered. SMOKING: This is a NON- SMOKING property. No smoking is allowed inside of the house or in pool/patio area whatsoever. Any GUESTS or members of their party not adhering to the No Smoking policy will result in automatic forfeiture of security deposit. All debris, rubbish and discards are placed in the trash can located in garage, and soiled dishes are cleaned and put away. • No linens/towels are lost, stolen, or damaged. • No shoes are worn within the house and carpet is free from excessive debris, markings, and stains. • No eating in bedrooms. • Outdoor grill is cleaned if used. If grill is left dirty there will be a $25 clean fee. • The TENANT (or any of TENANT’S visitors) is not evicted by the owner (or representative of the owner), or the local law enforcement. INSURANCE: We encourage all renters to purchase traveler insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. The townhome was beautiful. It had everything you could want or need. Beautifully decorated. Loved it! Brandon responded quickly when I had any questions, extremely nice. Would highly recommend this place for your next visit to St. Simons.

Beautiful condo in a quiet neighborhood. The place was clean and the beds were comfortable. We did not take advantage of the amenities provided because we were on the island for a funeral but if you are vacationing the rental had everything a family would need for a great vacation. Brandon was an outstanding host answered any and all questions promptly. We had an absolutely lovely stay under difficult circumstances. Thank you!
