KEEP SHOES OFF CARPET: To maintain the cleanliness of our carpet, we kindly request that you remove your shoes during your stay. Guests will be responsible for any excessive soiling of the carpets and substantial stains. This can include professional carpet cleaning if needed. LINENS (BEDDING & TOWELS): We spare no expense in providing quality linens. Additionally, we provide more towels than most homes. Having said that, expenses add up to have these items replaced. We ask that you are careful with our linens. Any lost, stolen, stained (beyond normal cleaning treatment), or damaged towels or bedding will incur replacement charges. NO FOOD/ DRINKS IN BEDROOMS, PLAYROOM, & ON FABRIC FURNITURE: To avoid stains on furniture, bedding, rugs, carpet, & other flooring etc. we ask that you do not eat or drink colored- beverages in or on these areas. Guests will assume financial responsibility of any items that require additional cleaning to get stains and spills out of the fabric. PARKING: Do not block sidewalks with vehicles when parked in driveway. Parked vehicles that block the flow of traffic and/or a neighbor’s driveway can be towed by community security personnel. Under no circumstances are vehicles allowed to be parked in the grass as this will cause turf decline and turf damage. GARBAGE: To avoid odors in the home, please take all overflow of garbage to outside garbage bin which is located outside the front door under the bench. Trash is picked up daily :) PLAYROOMS: Play equipment is to be used for children ages 3-12 with a maximum height of 54 inches. • No Food, gum, or drinks in the play area. • Running, pushing, or any other rough playing in playroom is prohibited. • The use of the playroom equipment is at your own risk. Therefore, we recommend small children to be always attended when playing. • No throwing items down the slides. • Only 1 person on the slide at a time. • 200 LB. weight limit. POOL AREA: • No throwing objects at pool screen. • Please keep pool screen doors UNLOCKED (minimum timeframe of 9am- 7pm) for weekly pool cleaning. MAXIMUM OCCUPANCY: Guests certify the occupancy limitations by the number of guests chosen at the time of booking. The use of the premises SHALL NOT EXCEED THAT MAXIMUM NUMBER OF GUESTS unless approved by owner. NO EXCPETIONS! No outside visitors are allowed in the home. This means that only the guests that are accounted for at the time of the booking are allowed in the home. Other family members, friends, neighbor guests who are "visiting" must be approved by owner prior to arriving. We are very strict on this policy. The home is not intended for events/ parties. **Example; If your reservation states "14 guests” at time of booking then the maximum amount of people allowed in the home is 14. IF approved, the Guest named on the reservation ASSUMES ALL THE RESPONSIBLITIES OF ALL THE OTHER GUESTS who are not part of the reservation. Any deviation of the occupancy limitations can result in an $1,000 security deposit or immediate eviction and forfeiture of their rental payment. NOISE ORDIANCE: Begins at 10 pm until 7AM. This means that guests will need to respect neighboring residents by keeping their voice and music volume down so others cannot hear and/ or be bothered. SMOKING: This is a NON-SMOKING property. No smoking is allowed inside of the house or in pool/patio area whatsoever. Any GUESTS or members of their party not adhering to the No Smoking policy will result in a minimum of $250 fine plus any/ all damages & repair costs necessary. We’ve designed a streamlined check-in process to make your arrival stress-free. Before your stay, you’ll receive a form to complete. This form is essential for gathering important details about your visit, allowing us to prepare in advance and eliminate any last-minute hassle. Once completed, we’ll send all necessary check-in information, including your personalized lock code, gate access instructions, and more, so you can start relaxing from the moment you arrive. For added security and peace of mind, our home features keyless entry. Each guest receives a unique access code, generated using the last four digits of the booking guest’s phone number for easy recall. We take extra care to ensure that every code is unique to each stay, unlike many other homes, providing you with an extra layer of safety and comfort. Additionally, the form offers a section to share any special occasions you’re celebrating during your stay. We’ll use this information to create a personalized welcome sign, making your experience even more memorable. Beautiful home, felt at home the moment we pulled into the drive way. Every room had a specific design and it was very detailed my family enjoyed every bit of the home. They are also very hospitable. We loved it so much and are planning another trip some time the end of the year. Very pleased with our stay. Thank you for welcoming us in your home it is beautiful.

This home blew our expectations out of the water! It was even better than the pictures! We went as a family of 5 for 6 nights (kids 10, 9 and 5). So much to do for every person! Our kids giggled the entire trip! The Trolls room was such a hit. We loved all the ‘extras’! There were coloring books, games, lots of play kitchen food, and Disney stuffed animals all over. The Gaming room & theater were AWESOME! They provide fans for rooms without a ceiling fan & many rooms have the usb ports available. On cooler days the heated pool was perfect! We actually enjoyed the privacy of them home rather than the resorts. However, for a fee of $110, we rented a private cabana at The Oasis resort which in turn gave us $50 credit for drinks/food and well worth it for the afternoon rain showers we had. The check in/out process was quick & easy. Communication was perfect! And we cannot wait to explore their other properties!! Absolutely ZERO complaints about this home or hosts! They were wonderful!
