Guests are responsible for any excessive carpet soiling or substantial stains, which may require professional cleaning at the guest’s expense. 🍽️ No Food or Drinks in Bedrooms, Playroom, or on Fabric Furniture To prevent stains on furniture, bedding, rugs, and floors, please avoid eating or drinking colored beverages in these areas. Guests assume financial responsibility for any additional cleaning or damage caused by spills or stains. 👥 Maximum Occupancy • The number of guests must not exceed the limit stated at booking without prior approval. • Only registered guests are allowed in the home; outside visitors require the owner’s approval. 👥 Events & Visitors Policy: • Celebrations with the registered guests on your booking are absolutely welcome! However, no events, parties, gatherings involving outside visitors are permitted without prior approval from the owner. • The booking guest is fully responsible for any damages or issues caused by any visitors. 🎠 Playroom Rules (For children ages 3-12, max height: 54 inches) • No food, gum, or drinks in the play area. • No running, pushing, or rough play. • Children must be supervised at all times. • No throwing items down slides. • Only one person on the slide at a time. • 200 lb. weight limit. • Use of play equipment is at your own risk. 🚭 No Smoking This is a 100% smoke-free property, including the pool/patio area. • Violations will result in a minimum $250 fine, plus any necessary repair or cleaning costs (including ozone air treatment if required). ⏳ Checkout & Additional Charges • Checkout is at 11:00 AM sharp. Late departures after 11:15 AM may incur additional charges. Departures after 11:30 AM will be charged the equivalent of one night’s stay. • Excessive Trash: Excessive trash left throughout the home may result in an additional cleaning fee. • Toy & Entertainment Item Cleanup: Our home is uniquely designed for families and includes a wide range of entertainment and toys for children. We kindly ask that all items be returned to their proper place before checkout. Our cleaners are not responsible for reorganizing toys or games. If the home is left in disarray, a fee will be charged based on the additional time required to restore order. • Unwashed Dishes: Dishes left in the sink, on countertops, or not properly loaded into the dishwasher may result in an extra charge. • Unopened Food Items: If the refrigerator is left full of unused, unopened items, a disposal fee may be charged. Guests are welcome to leave sealed, non-perishable items for donation to the cleaning staff • Stained, Missing, or Damaged Linens: This includes all bath towels, pool towels, and bedding. Fees may be assessed for replacement or professional stain removal. • Grill Cleaning: Unlike most vacation homes, we provide free grill use and will reimburse the cost of one propane tank. In return, we ask guests to clean the grill after use. A $35 cleaning fee will be applied if the grill is left dirty, including the grates, shelves, grease trap, and surrounding area. • Carpet and Furniture Stains: If our cleaners are required to spot clean stained carpet, indoor, or outdoor furniture, additional charges will apply based on time and materials needed. The house was exactly as pictured. There were so many extras and so much thought put into every detail! The room decorations were amazing! Our grandsons ages 5, 6, & 7.5 especially loved the play room, the slide and the x box and the pool. The hosts responded promptly to every concern we had. The location was great! We are returning customers and would definitely stay in any of their properties again!

If you’re wondering if this house will meet your expectations from the pictures the answer is yes. We had such a wonderful time. We enjoyed the house, the movie theater, and the amenity centers. We didn’t do any parks. There was plenty to do at the house. Our kids loved it. Adults loved it too. Every part of the design was so thought out. We will use one of the Bartell family properties again!

We have taken many family vacations over the last 40+years and as our family grew it became increasingly difficult to find a place that 1. Fit us all comfortably 2. Catered to the vast differences in ages 3. Had something available to do at all times 4. Was clean, spacious, fun, and where we could spread out and not be on top of each other. This place had it all. Way exceeded my expectations. The pictures do not come close to showing the attention to details. What an amazing place. And it’s so well insulated we could put a baby down for a nap and it was soundproof. I was blown away with this home. The hosts were amazing. It was truly a vacation we enjoyed from the time we stepped foot inside until we left. The hosts were gracious and accommodating in every sense. For a truly amazing vacation with your family… stay here!! Nothing was lacking. Not one thing! Location was perfect. Out of the craziness of the attractions but close enough to get there in 20 min. Perfect!

The home was exactly what we saw on the photos and more. The house was clean, and had great attention to detail. We honestly didn’t have to leave the house. This home comfortably accommodated all of our guests. We were able to watch movies as a family, play games and enjoy a weekend. Would highly recommend this house or any house this host has.

Another amazing home! The details in this house were so beautiful and thoughtful! This was by far the best airbnb we’ve stayed in. Everything was so seamless, Michelle was great at getting back to me quickly with any questions I had while staying. The house had items and toys and stuff for all ages of kids to do! Our family loved this house, six adults and one child and the adults enjoyed just as much as a child. There are so many areas to check out and the attention to detail is simply amazing. The pool, theatre room and playrooms were perfect for creating memories to last a lifetime. Brandon and Michelle are extremely responsive hosts with any questions that may arise.

First of all this home was nothing short of magical. With the startup of the toiletries and commodities for my family, this was an incredible place for a large family to feel right at home and so many safety features for small kids in terms of the pool. Just don’t forget to click the button when you open the door lol This is our new family destination for years to come

We booked the home for a weekend trip with our kids and grandkids. 7 adults and 5 children and the house has more than enough room, eating spaces and beds. The house is even better than it looks, it exceeded our expectations. The touches big and small were well thought out and perfectly executed to make it a very unique and exciting stay. The kids didn't want to leave the house or play rooms, they were all set to move in! The rooms were comfortable and so fun, everyone got a room they were happy with and all the adults had king beds which is rare to find. We couldn't be happier with our stay, we book rental homes for the family every year and this is by far the best experience we have ever had all the way around. The kids liked the 2 water parks (they were very crowded on the weekend) but they had a good time still and they also loved the house pool. We spent the majority of our time at the house as the kids had so much to do there and we were only there a couple of days.

We had the most incredible experience staying at this Airbnb! From the moment we walked in, it felt like stepping into a storybook. The house was spotlessly clean, not a single detail was overlooked. Every room was beautifully themed with so much attention to detail, it truly felt like a part of the magic. The indoor kids’ playroom was absolutely insane in the best way! Our kids didn’t want to leave. There were slides, climbing areas, and interactive features that kept them entertained for hours. The private movie theater was also a huge hit. We ended every night with a family movie and popcorn, such a special touch. The pool area was a dream, super clean, safe, and perfect for relaxing or splashing around after a day at the parks. Best of all, the host was incredibly responsive and kind. Any question we had was answered immediately, and they went above and beyond to make sure our stay was perfect.

The house was amazing. The kids had a blast checking out all of the Disney themed decorated rooms. Back patio with pool was great during the day and is completely screened kept all the bugs out. Plenty of room for everyone to have their own space and large kitchen for preparing dinners. The theater at night was awesome for all the kids to wind down at the end of the night and watch a movie. Host was very responsive and easy to communicate with for any questions we had. It was a great getaway and would definitely book it again.
